Thank you for your email. How do I reply to this, as this was not my client, but a client from another agency? We had no direct contact with this client, and they are not a customer of ours. They bought the house from the other agency, although it was our direct listing - and we work in collaboration with others.
The client viewed the house, and inspected it. They took a mortgage out on the property, and thus the bank also inspected the house. There were no hidden defects, and no water damage inside the house - if there was, this would have been seen by the buyer, us as agents, and the bank inspection. It was owned by, and sold by, an 80 year old lady. We are the sales agency, and not the owners of the property. We can assist in a civil case against the previous owner if required - but the old owner will confirm that the was no water leak during the time they lived there.
The house is over 100 years old, so it would be expected that there will always be some maintenance requirements.
Let me know how to go ahead with this, as obviously we do want to help the buyers, but also, be aware that we are estate agents and not the owner.

El cliente vio la casa y la inspeccionó. Contrató una hipoteca sobre la propiedad, por lo que el banco también la inspeccionó. No había defectos ocultos ni daños por agua en el interior de la casa; de haberlos, el comprador, nosotros como agentes y la inspección del banco lo habrían visto. La propiedad era de una señora de 80 años, quien la vendió. Somos la agencia de ventas, no los dueños de la propiedad. Podemos ayudar en un caso civil contra el anterior propietario si es necesario, pero el antiguo propietario confirmará que no hubo fugas de agua durante su estancia.
La casa tiene más de 100 años, por lo que es normal que siempre requiera mantenimiento.
Déjame saber cómo proceder con esto, ya que obviamente queremos ayudar a los compradores, pero también, ten en cuenta que somos agentes inmobiliarios y no el propietario.
